France is Getting Greener
If you own a holiday home in France, you should be aware of France’s attempts to improve the energy efficiency of its housing stock.
For several years, energy efficiency inspections and other property reports have been a requirement before looking to rent out or sell a property. Now, other restrictions are being imposed on the most inefficient homes.
Anyone looking to sell a property with a class G energy rating will now have to produce an energy audit for the buyer. The worst-performing properties (those with a typical annual energy consumption above 450kWh/m2 ) cannot be rented. From 2025 Class G properties will not be suitable for rental. That extends to Class F properties in 2028, and Class E in 2034. Penalties can apply, so care is required.
